• Program: Develop the rooms, sizes and locations
• Preliminary floor plan drawings (AutoCAD)
• Consult with preferred contractor to determine a preliminary budget
• Assist and advise as needed to obtain financing
• Detailed schematic design development (Sketch up 3D drafting)

• Determine equipment needs and equipment budget
• Assist general contractor and engineers to develop the final plan set
• Review contractors final plan set prior to bidding
• Review all subcontractor bid proposals
• Assist in the process of choosing all subcontractors
• Review all subcontractor submittals (details of their intentions and interpretations of the plans)
• Meet as needed with the owner and general contractor to supervise the project
• Review and approve all draw requests and collect all partial lien waivers (one draw removed)
• Develop the punch list (items that need attention to complete the project)
• Close out documents
